Serviced Offices – What Are They & Who Are They For?

Learning about the different types of space businesses and entrepreneurs can choose from is a great step when either starting out, expanding or even decreasing the space you already have.

Each businesses requirements are different, meaning not every option is suited. So, let’s find out more about serviced offices and see if this option is just what you need.

Individual Office

What are Serviced Offices

A serviced office will provide you with everything you need, all in one price. It’s really simple. A business will need the space, the desks, chairs and cabinets, the Wi-fi, printing, cleaning, building security and so on. All of this will be included in one monthly figure payable from the business to the serviced office provider. This price will then stay the same for the entire period the agreement has been signed for. As like any agreement, prices may rise on renewal.

The luxury of using a serviced office is the length businesses can sign for. Here at Shelley Offices, Borehamwood, we allow businesses and entrepreneurs to use offices from as little as a day. Some serviced offices will only allow the office agreement to be signed for a minimum of 3 months, but we noticed that occasionally there is a demand for a short agreement period. This is why we work really hard to find a bespoke solution for each enquiry. No matter the length of the agreement, no matter the odd requests, we will do what we can to make our agreement the right fit for you.

Benefits of using a Serviced Office

When leasing an entire office for one business, hidden costs may arise, problems may occur, and the lease holder is the one to pay that huge, unexpected bill, use up their time to arrange for something to be fixed, or attempt to solve the issue themselves. All unexpected occurrences such as a large electric bill, pest removal, or lost connections, is all in the hands of the serviced office provider. We have teams to cover all areas and find quick solutions so that entrepreneurs days run as smoothly as possible. You may feel by having a leased office you have a much more private space, but in fact all our offices are sound proofed and have lockable doors, allowing your privacy to match the level of a leased space.

In our serviced offices, furnishings as standard will include a desk, table, cabinet and chairs. This can be amended to suit, whether you want the office to come unfurnished, with an L shape desk, or with x2 rectangular desks, most requests can be made possible.

All offices have a transparent glass front, but frosting is available to businesses who would prefer it, which can also include their company logo at a request. Each office has sensor system lighting, heating and aircon.

Other office solutions

As well as Individual Offices, Shelley Offices provide Hot-desk space, more so known as coworking space. Coworking can be a combination of multiple working spaces around one large desk, dedicated individual desks, first come first serve desks, lounge area workspaces and booths. Shelley Offices offer 24 individual desks, fit for one person at a time, on a first come first serve basis. Each day you choose to work within Shelley Offices, you may sit at a different space, although identical. Each Hot-desk space has an office chair, a lamp, a plug socket, a USB port, a plug-in internet cable and high rise sound absorbing walls. The hot-desk areas are equipped with sensor lighting, heating and aircon systems. A Hot-desk membership will give you the same benefits as the Individual Offices but allows you to save money. The coworking space is sometimes a great add on to an Individual Office for part time workers who can use a desk near to the dedicated office. The Hot-desks are also great for people just starting out, one person run businesses who need a corporate location for meetings, and those who would like a professional postal location. The one thing a Hot-desk doesn’t give you is the chance to lock your door/belongings away. To solve this, we have 24 lockers ready for use by those wanting to leave belongings safe.

What else can I expect from a Serviced Office

Another perk to Shelley Offices and to most other serviced offices, is their breakout areas. These can come in different shapes and sizes, with different things in them, but ours is furnished with high end, comfy sofas and chairs, tables to work from, coffee tables to rest your drink, plugs for charging laptops, a 65’’ TV to watch whilst taking a break, a pool table, coffee and vending machine, and of course air conditioning. This space is open for use by both Individual Office and Hot-desk occupiers. Everyone can use the space to chill, continue working, meet with guest and clients, or even hire for events, training, seminars etc. Tucked in the corner of the breakout area is our sound absorbing meeting room, fit with a kinetic roof which opens for ventilation and closes for privacy, glass front windows and sliding door, a screen for presenting, a whiteboard with pens and different modes of lighting. Our meeting room can be hire by the hour, day or week.
